Ventura County, Is It a Good Time to Buy Real Estate?

Well the answer really depends on your financial situation and if the monthly payments are not going to be a huge burden on you or your family. However, if you look at the overall Real Estate Market there are some strong evidence that provide good grounds for the Buyers’ Market argument.

Selection: As of today there are 3792 detached homes and 1204 attached homes for sale in Ventura County. These homes are in different price ranges and locations in the county. However, no matter what the buyers’ needs or taste there are plenty of homes for the buyers to select. 

Bidding Wars Are Over: 2 years ago when a homebuyer made an offer they had many other competitors. I remember a client who lost several offers because there were 5 or 6 other offers on the same house he was interested in.

No Need to Go Over: Back in the days of the Sellers’ Market many homebuyers needed to re-figure their finances to see how much over the asking price they could pay.

Now You Can Ask: The ball is in the homebuyers’ court. Most homesellers don’t want to lose interested buyers, so most sellers would do their best to meet the homebuyers’ request for repairs.

Financing Is More Stable: The period of Zero Downs, Sub-Prime, and No-Doc loans is over. More and more financial institutes are leaning towards Fixed rates. All the great loan programs that made home buying a great investment that had a correspondingly great responsibility are back.  Given the increased focus on risky loans, you would not get easily qualified if you can not afford to pay your monthly payments.

 

So is it a good time to buy a home in Ventura County?

I always tell my Clients; NO One Knows Your Finances Better Than You Do!!!!!

Homebuyers, the market is yours and if you wait until it hits the button you might miss it just like the sellers that waited until their market hit its highest!!!






Ventura County Real Estate Market Report for October of 2007

This is the time of the year when Home Buyers and Home Sellers concentrate on their holiday activities. Home buyers stop looking for new homes and home sellers request fewer showing so they can prepare their home for the holidays and their guess. So the Real Estate Market tends to slow down notably.

Ventura County is preparing for the holidays as well and is seeing a slow down in its real estate market on top of the flat real estate market it was already experiencing.

Here is a break down for October’s Real Estate Market Activities in Ventura County:

There are currently 388 single family homes and 147 condos for sale in Camarillo and Santa Rosa Valley. Median single family listed price: $749,000    Median condo listed price: $424,950  

In October 31 single family homes and 18 condos were sold in Camarillo and Santa Rosa ValleyMedian single family selling price: $664,500   Median condo selling price: $382,500
