Ventura County Home Buyers Ask: Why Don’t Banks Accept My Pre-Approval Letter?

I am currently working with a few Ventura County home buyers who have become extremely frustrated with banks (owners of properties) who require that the home buyer gets pre-approved by the bank’s lender.  You see, my clients have been working with their own lenders for some time now and have found the process of pre-approval with each bank that is selling a home (bank owned homes/REO) frustrating.  In some cases, my clients FICO scores have dropped due to multiple banks looking up my clients’ credits.

As it is, submitting an offer on a bank owned home/REO is very time sensitive and chasing down a local lender recommended by the bank is an undesirable and often unescesary, delay.   It is true that home buyers do not have to use the banks’ lenders, however almost all banks that own properties in Ventura County require that potential home buyers go through a pre-qualification or pre-approval process with the bank’s own lenders.

The question all of these clients ask me is, Why do banks have to look up my credit and pre-approve me when I already have my own lender?

This is a very valid question and a valid concern for home buyers who are trying to keep their credit as pristine as possible.  After all, my clients have already qualified with their own lender.  Don’t lenders trust each other any more? :0)

There are a few reasons banks require home buyers to qualify with the banks’ lenders.

  • As the banks lose one client due to foreclosure they try to collect new clients by offering them a loan on the properties these banks now own.  Some banks even offer to pay for the home buyers appraisal or other fees if the home buyer uses the bank’s lending services.
  • By pre-approving the home buyer the banks hope that the home buyer would use their services in case the home buyer’s lender fails to perform.
  • Banks do not like to keep properties in their portfolios.  They can not risk keeping these properties longer than necessary.  By using their own lenders banks are assured that the home buyers loan will be handled diligently.

No matter what lender you choose for the purchase of your Ventura County home, I recommend that you ask for a copy of your FICO scores.  This way when different banks ask to pre-approve you for the purchase of their property you can send them the copy of your credit report (cross out your social security number).  If they refuse to take the copy of your credit report, be honest.  Inform the bank’s lender that you are concerned about your credit being pulled up too many times and the negative impact all of these credit checks might have on your score.

Remember, all banks and lenders need your permission to run your credit report.  So if you are concerned about the number of times your credit has been checked in a month or so, just tell the lender that you have a copy of your credit report and will fax it to them.






Christmas Tree Recycling Helps Ventura County Strawberries!

Our beautiful County of Ventura is famous for its delicious strawberries.  This Christmas help the production of our County’s strawberries by recycling your Christmas tree the proper way.

According to David Goldstein, an environmental resource analyst for the county of Ventura, the mulch and compost produced from recycling our Christmas trees benefit acid loving plants such as strawberries!!

Each city in Ventura County has a different set of rules and dates for Christmas tree recycling.  No matter what the rules, it is asked that all ornaments, tree stands, and other decorative tree items be removed before recycling.

If you miss your city’s recycling date, please take the time to arrange for your tree to be recycled.  Each area of Ventura County is served by a different waste collection company.

Ventura County Recycling Services:

It appears that all of these waste management companies serving Ventura County provide a Christmas tree recycling pick up during the first two weeks following Christmas on your normal trash pick up days.  However, all of the above companies have different requirement as to the way your tree should be left for their pick up service.

E.J. Harrison & Sons: Customers are asked to cut their trees in approximately 4 foot sections and place the sections in their yard waste bins.

City of Oxnard: Customers are asked to leave their Christmas trees next to their regular recycling bins.  However, if your tree is taller than 6 feet, you are asked to cut the tree in half.

Waste Management/G.I. Industries: Customers are asked to cut up their trees and place the cut up tree in their yard waste bins.

Please make sure that you recycle your Christmas trees this year to help Ventura County’s farm lands do what they do best; produce delicious strawberries and other fruits and vegetables.








Say Hello to Ventura County’s Christmas Truck

Christmas has always been the most splendid celebrated holiday in my family.  My husband and I have not only embraced the holiday traditions we both grew up with, but have also created a few traditions of our own.  My family’s celebration of the Christmas holidays involves more than just the members of our household.  We love Christmas and especially the joy the holidays bring to children.  Throughout the years we have come to a conclusion that no matter how rough life gets, there is no room for sadness during Christmas Celebration.

For the past four years, my husband has been decorating his baby-blue, 1968, Dodge truck with Christmas lights.  Each year he adds or improves just a bit.  This year, old-Betsy (the name our daughters gave the truck) has a light up Santa hood-ornament, low-power LED lights, and a musical Christmas snow globe.  We really enjoy this simple, joyous means to celebrate the beauty of the Christmas holidays with others.  We especially love to see the children’s reactions when they notice the Christmas Truck, the big eyes, smiles, and waves are adorable.  Every year a group of us, which seems to be growing year after year, climb in the truck and spread the joy of the season by singing Christmas carols.

So next time you see a baby-blue dodge truck all lit up like a Christmas tree don’t be shy, wave, honk, or even stop to say hello.  Don’t be shy, Christmas is about loving each other and sharing the gift of love.






Closing Costs For Ventura County Home Buyers

Most home buyers tend to disregard one important factor when it comes to purchasing a home:  The Closing CostsClosing Costs are the amount of money you, as a home buyer, would need to pay for all of the fees involved in purchasing a home. In Ventura County home buyer’s closing cost depend on several factors including the home buyer’s loan, the purchase price, and the terms of the purchase agreement between the home seller and the home buyer.

A few of the costs associated with the purchase of your home can be negotiated in the California residential Purchase Agreement.  Remember, in Real Estate everything is negotiable.

How Much Are The Home Buyer’s Closing Costs:

As mentioned earlier, home buyer’s closing costs vary and are negotiable.  However, a home buyer in Ventura County should anticipate a closing cost any where from 2%-4% of the home’s purchase price.

Ventura County Home Buyer’s Closing Costs:

In Ventura County the home buyer’s closing cost can be divided in two categories: Non-Recurring Closing Costs and Recurring Closing Costs.

Ventura County Home Buyer’s Non-Recurring Closing Costs:

Non-recurring closing cost are fees that are paid once and are paid during the escrow time-line.

  • Home buyer’s portion of escrow fees
  • Home buyer’s portion of title insurance
  • Loan fees, e.g: credit report fees, application fees….mostly depends on the type of loan
  • Mortgage broker fees
  • Appraiser fees
  • County or city transfer tax fees
  • Home inspection
  • Homeowner’s association, HOA, transfer fees (if applicable)
  • Prorated homeowner’s association fees (if applicable)
  • Recording fees
  • Miscellaneous fees e.g Notary fees, Courier fees…….

Ventura County Home Buyer’s Recurring Closing Costs:

Recurring closing cost are fees that are associated with being a home owner.

  • Ventura County property taxes
  • Home owner’s insurance
  • HOA fees (if applicable)

If the home buyer’s down payment is sufficient, most of the non-recurring fees are paid out of the home buyer’s down payment.  However, in Ventura County it is customary that you pay some fees such as your home inspection fees at the time of service.

Please note that all of these fees are negotiable.  The fee assignments are all set as the purchase contract and counter offer(s) are negotiated.  Once escrow opens it is very difficult to reassign these fees.  However, in some cases an addendum to the purchase agreement can be made to renegotiate some of these fees or add a new fee.

It is very important that as a home buyer you know the cost of purchasing a home and what you can or can not afford.  By knowing what to expect you can ask your Realtor to negotiate your portion of the closing costs.






Ventura County’s 1st Annual “Santa to the Sea” Half Marathon and Relay

I’m very proud to announce that my 11 year old daughter, along with her younger cousins, is participating in Ventura County’s 1st Annual “Santa to the Sea” half Marathon and Relay.

The event will take place on December 13th, 2008, in Oxnard.  Santa to the Sea half Marathon and Relay is a fundraiser to help raise money and toys for the less fortunate children through out Ventura County.  The goal is to collect enough money and toys for 1000 unprivileged children in Ventura County.  The collection from the Santa to the Sea Marathon and Relay will be presented to the children on December 20th at the Santa Park, the location of the giant Santa off the 101 freeway, in Oxnard.

We are very excited about this event and hope that you can join us to cheer the runners (See map).  And if you do join us, please don’t forget to bring an unwrapped toy for the less fortunate children of our beautiful Ventura County.

One Warm Coat For Ventura County!!!
