Which Ventura County City Has the Most Short Sales?

Although short sales these days are not as attractive to home buyers as they once were, they still account for 16% of all of the homes sold in Ventura County during the first 9 months of 2009.

Short sale refers to the process in which the lender agrees to sell a property for less than what is owed on the property by the home owner.  Short sale process is long and tedious, however, short sales can save homeowners from facing foreclosure.

The table below compares the number of short sales sold and their median sold price in different cities of Ventura County between January 1st, 2009 to September 1, 2009.

As the table above indicates, from January 1st, 2009  through September 1st, 2009, Simi Valley has the most completed short sales in Ventura County while Westlake Village has the least.

Short Sales In Ventura County VS. Bank Owned Homes In Ventura County

The time, the emotional roller coaster, and the frustration involved with the sale or purchase of a short sale have made short sale transactions undesirable to many home buyers and Realtors.  I am currently working with a few home buyers who have come to the point that they refuse to look at short sale homes.  Currently, many first time home buyers are in a rush to open escrow before December 1, 2009 in order to collect their $8000 tax credit.  It is unfortunate that the time associated with purchasing a short sale home does not meet these  buyers’ needs even though the relatively lower price of short sale homes are ideally suited for these first time home buyers.

In Ventura County 5031 homes have been sold between January 1st through September 1st 2009*.  Of these 5031 homes sold in Ventura County, 819  (16%) were Short Sale homes while 2060 (40%) of these homes were bank owned homes/REOs.  Over half of the Ventura County homes sold to date this year were distressed properties!

The average days on the market in Ventura County for a bank owned home sold between January1st-September 1st 2009 has been 51 days.  The average short sale is over three times as long at 159 days!  I’m sure you can understand the hesitation many buyers and Realtors have with short sale homes.

Although short sales might not be the ultimate choice for many prospective home buyers in Ventura County, those Realtors and home buyers who have tenacity and (lots of) patience have made a measurable impact on Ventura County’s real estate market.

The Impact Of $8000 Tax Credit On Ventura County’s Real Estate

$8000 Tax Credit

According to the California Association of Realtors (CAR) in the 2009 First Time Home Buyers Tax Credit Survey, nearly 40% of the first time home buyers in California claim that the $8000 federal government’s tax credit had a significant impact on their decision to purchase a home before the end of this year.

In Ventura County there has been an 18% increase in the number of homes sold from January-August of 2009 compared to the same period of time in 2008.  Since there have not been any significant positive changes to our county’s economy, the increase in the number of homes sold in Ventura County has consequently been correlated to the first time home buyers tax credit.

Therefore, CAR and the National Association of Realtors (NAR) are urging Congress to extend the December 1, 2009 deadline and to include all home buyers in the $8000 tax credit program.

We care strongly about our readers’ opinions and would like to know if you believe that:

  • The Congress should extend the first time home buyers tax credit?
  • The Congress should offer the tax credit to all home buyers?

2009 Ventura County Coastal Cleanup Day

2009 Coastal Cleanup

This Saturday September 19, 2009 join thousands of volunteers in Ventura County to be a part of the 25th annual California Coastal Cleanup Day.  Between 9:00am-Noon volunteers all over California will help to protect and care for our beautiful coast and its waterway environments.

According to vccoastcleanup.org, last year, 2008, in Ventura County 2,777 people volunteered and cleaned up 13,904 pounds of debris from our Ventura County beaches and waterways.

In order to participate in this State-wide event you will need to pre-register with your local Ventura County Coastal Cleanup Planner, or simply show up at any of the drop-in sites listed below.

Please remember to wear comfortable shoes, clothes, a hat, and plenty of sunscreen.
