In today’s economy we all need to pinch our purses a little tighter to survive the tough times.  One of the most common means for shoppers to save has been clipping coupons out of local newspapers.  But not any more. Thanks to the Ventura County Star, saving with coupons has never been easier.

Is The $8000 Tax Credit to First Time Home Buyers The Real Solution?

There is no doubt that the $8000 first time homebuyers’ tax credit has helped many all over the US fulfill their dream of homeownership.  According to the California Association of Realtors, in August of 2009 home sales increased by 9% in California compared to the same period of time last year.   Although it is hard to attribute the increase in the sold number of homes solely to the first time homebuyers’ tax credit, it is fair to assume that the $8000 tax credit had a huge impact on the Real Estate market.  Nevertheless, I truly believe that pumping money into an economy that is experiencing a monthly increase in unemployment is merely a band-aid.

In Ventura County, like the rest of the country, the idea of receiving $8000 from the Federal Government was widely received and many homebuyers outbid each other in order to secure a home and the subsequent tax credit.

2009 is not over yet, having said that, a few days ago as I was searching the Ventura County Regional Data Share for new listings I noticed a few of the 2009 purchased homes back on the market for sale and listed as Short Sales, amazing I know!!!

Unlike the early 2000s, the mortgage guidelines are so strict now that we can hardly blame the mortgage industry for the loss of these homeowners’ kingdoms.   One can only assume that the owners of these newly short sale homes lost the means to pay their monthly mortgage.   And we are back again to the unemployment issue.

Although many trust that the benefits of the $8000 tax credit by far outweigh its negative impact, I tend to view the benefits as only a small part of the solution.  Without jobs, no matter how many tax credits are issued to the American people, mortgages will still default and the real estate market will continue to fall.

H1N1 Vaccine For Ventura County Residents

It is official now.  The very publicized H1N1 virus, AKA the Swine Flu, has officially hit Ventura County.  A few of my childrens’ friends have tested positive for the virus.  Also, a good friend of yours truly who is a nurse at St. John’s Pleasant Valley Hospital informs me that she has seen an increase in the number of young adults showing up to the hospital with the swine flu.

Recently the Ventura County Public Health Office announced that the FluMist vaccine for H1N1 virus is now available for Healthy candidates between the ages of 2-24 yeas of age.  The State of California has yet to deliver the injectable form of the vaccine for other age groups.

The Public Health Office asks that before you show up for the FluMist vaccination you fill out the H1N1 Screening Form.

Remember, lines might be long so please show up early and call for FluMist availability at Ambulatory Care Clinics.

When Selling Your Home: Four Things to Consider When Decorating your Home for the Holidays

The holidays are here and there’s nothing better than a potential Buyer coming into their next potential Ventura County home to a warm fire, sparkling lights, flickering candles and your collection of 500 hand painted nutcrackers. Did you just hear the needle scratch across an old record? When your home is for sale, your house is now a product that should be marked towards buyers. Here are a few things to take into consideration when you are tempted to pull out those 500 nutcrackers.

1) Don’t Over Do-It! Whether you collect nutcrackers, tree ornaments, or Menorahs the number one rule to follow when decorating while your house is for sale is Don’t Over Do-It! You can still decorate with your tree and maybe place a few key garlands tastefully draped over the fireplace mantle. What you really should not do is bring out every little piece that you have ever collected. Yes, it might mean “home for the holidays” to you, but to a potential Buyer seeing all of this it will be very distracting and can actually be very off putting and intrusive feeling for Buyers who enter a home decorated to the nines for the holidays. Remember, not everyone celebrates the same holidays you do.

2) DON’T unpack just to repack all over again. It’s a tradition: unpacking each delicate piece, placing them in just the right spot, re-wrapping them all over again after each holiday. Again, you are selling your home. Do you really want to have to ADD to your packing responsibilities if you suddenly open escrow after you just unpacked all your collectibles? A good rule to follow is to select your favorite 3-5 items per room and leave it at that.

3) Halloween is for the kids, a child will not be buying your house. Halloween is just around the corner, if you’re selling your Ventura County house refrain from going all out with the Halloween décor. Keep it simple and take it ALL down the very next day.

4) Marketing Photography: If you are thinking of listing your Ventura County home, or in the process of preparing your home in the next few weeks then you need to partner with your Realtor. Ask your Realtor when they are planning to take pictures of the home for their marketing and do not, under any circumstances; decorate your home for the holidays until AFTER the pictures have been taken. If, for any reason your home does not sell quickly, there will be nothing worse than seeing pictures of your living room in February still featuring a beautiful holiday tree.

These tips are not meant to sterilize your home for the holidays. You are still living in it, but you need to consider how BUYERS will react to your tastes, your homes marketing and making them feel comfortable in THEIR future home. Happy Selling!

The Somis Food Pantry’s Haunted House invites you to a free haunting as long as you donate non-perishable food items to the Pantry.  The haunting starts at sundown until 11:00pm.
