On this beautiful sunny and warm Thanksgiving Day I am thankful for my beautiful family, my true friends, clients who have placed their trust in my hands, and numerous other gifts that God has bestowed upon me and my family.  As I look outside the window at this amazing place I call home I can not help myself but to recognize and be grateful for living in such a breathtaking corner of this universe.  Ventura County’s beauty has always kept me amazed and surprised.

Most of us look forward to the day where we are surrounded by our loved ones and are given the opportunity to stuff our face as we proclaim our appreciation for life and its generosity.  And then there are some of us who all year long look forward to the day following these festivities.  The day when a different deep-seated hunger called shopping sets in.  The day for bargain hunters and shoppers that we have all come to know as Black Friday.

NAR 2010 Housing Prediction: I Don’t Think So!

Last week I attended the annual National Association of Realtors (NAR) convention in beautiful San Diego.  One of the sessions that received the most attention and precipitated some controversial discussion was the forum with NAR’s Chief Economist Lawrence Yun.  In this session Mr. Yun projected “real estate prices would climb between 3%-5% in 2010, while the number of home sales will increase 15%.”

Following Mr. Yun’s prediction, many blogs and newspapers have published a taunting series of attacks on this very optimistic forecast. Blogs and their contributors such as Boston.com have questioned such a sunny prediction for 2010’s real estate market.

Although Ventura County’s real estate market has demonstrated some positive changes in the past few months, it is hard to envision a significant rise in real estate when unemployment is predicted to reach 11% in 2010 (source: NAR).   As I have mentioned in my previous posts, our economy and the housing market will not recover unless there are more jobs created.  Jobs provide income and income is the primary means to fulfill those monthly payments called mortgage!!

For our economy’s sake I do hope Lawrence Yun’s predictions are accurate. However, there is hopeful wishing and then there is reality.

As I become more involved in Social Media and our community I am amazed by the number of people in Ventura County who use social media as a tool to communicate, do business, network with colleagues, and many other reasons. Last month, I had the opportunity to meet a few of these amazing social media users in an event set up by yours truly.  We called the event VC TweetUp.

TweetUps are not a new phenomenon.  I have attended a few TweetUps before, but never one in Ventura County.  The meeting was set up as a venue for us to meet each other face-to-face and enjoy some good old-fashioned human interaction.

As the holidays get closer, it’s time again that old and new friends meet once more to enjoy each others’ company and get to know our fellow Ventura County social media users even better.

Ventura County Mother Fights For Others

As a devoted Blogger and a social media geek I saw the opportunity to once more enhance my knowledge of the ever changing Web 2.0 at the 2009 BlogWorld and New Media Expo.  I met many incredible bloggers and podcasters from all over the world.  Among the many brilliant minds that were present, I had the opportunity to meet with Rocky Turner, the founder of Mothers Fighting For Others (MFFO), a non-profit organization composed of mothers who are dedicated to providing orphans with opportunities to live a better life.

As a mother of four and as an individual who is passionate towards children’s causes, I have been inspired by Rocky’s hard work and persistent dedication to make this world a better place for children.  That’s why I’m pleased to announce that Ventura County Real Estate Talk has chosen to participate in a program initiated by Mothers Fighting For Others called Gift of Education.

Many of us take education for granted.  However, in many parts of the world education is not easily attainable.  In some countries, like Kenya, high school public education is an unrealistic goal for poor young women.  Hence, MFFO has formed The Gift of Education program which is dedicated to sponsoring the school expenses and everyday living requirements for a few orphan girls in Kenya. Listening to the stories of these innocent girls and their passion to defy all odds has encouraged me (with your help) to become a proud sponsor of an incredible teenage girl named Jane.

I would like you to meet our beautiful, quiet student Jane Washu.  Jane’s heart is full of love, yet she needs to be loved by people like us.  With your help and support, this courageous young woman can achieve an easy (yet to her, far-fetched) dream.  Everyone of us can make a difference and have an unforgettable impact on Jane’s life.  We can send Jane to high school and provide her a life full of our love and support.  Jane needs us to tell her that despite the difficult life that she has had, her future is bright and we are there for her to help with her future.

Our team, Team Jane, has set a goal to raise $1,500 to cover Jane’s cost of living and education for one whole year.  I believe in us and have witnessed Ventura County’s power of giving and compassion. We can do this.











Why Would You Want Your Ventura County Realtor To Be A Social Media Buff

Twitter, Facebook, Weblogs, are just a few of the well known forms of social media.  The interaction, marketing, and business opportunities offered by new social media networks are, unfortunately, still a mystery to most people.  My experience in social media first began as a blogger, hence the design and creation of Ventura County Real Estate Talk.  Today I’m involved in many different social media networks and I’m here to tell you why.

As a Blogger:

A week ago my blog, Ventura County Real Estate Talk, displayed strange fonts and paragraph spacing.  As a novice programmer I began hacking into my blog theme.  The problem was beyond my capabilities.  I posted a 140 character help message on Twitter and within few minutes I had several answers.  Latter on that same day, Dave Smith (@DaveInTucson) helped me over the phone and fixed the problem.  I’m forever in your debt Dave.

As a Pet Owner:

In the past few days our little Welsh Corgi was acting peculiar.  Her smiling face looked sad, she was sleeping for most of the day, and her appetite had disappeared.  I mentioned this issue on both Twitter and Facebook and once more within a matter of seconds I had an answer.  A Ventura County fellow social media friend, Jesse Luna (@jesseLuna) on Twitter put me in touch with an animal specialist, Bridget Pilloud (@petsaretalking) from Portland, OR.  My friends on Facebook and Bridget all had some very wise and insightful suggestions to help our dog feel better.  Today, our dog is feeling much better and is back to being herself again.  Thank you all for your help.

As a Realtor:

It is unfortunate when you see a friend, client, or a family member move away to a different location.  To make sure the people close to me are in good hands, I use my social media networks to find a suitable and experienced Realtor in their new area.  I have put a few friends in touch with some amazing Realtors in different parts of the country.  At the same time, I have had the opportunity to assist a few home buyers in Ventura County who were referred to me by other networking agents from different locations in the U.S.

My involvement in social media networks has also been beneficial for my home sellers.   With my home sellers’ permission I advertise their home on different networks and my blog.  Most of my home sellers were able to sell their home through a contact I receive from my online presence.  You may already know this; most home buyers do search online for their new home.

I love my job and I enjoy spreading my wings through the use of social media networking.  I take delight in knowing I have established many life long bonds with people from all over the world.  Every now and then when I have the opportunity to meet these incredible online friends face-to-face, the bonds grow deeper because there is nothing that can replace direct human interaction.






Ventura County 13-Year-Old Fights Hunger

With the current economic downturn that the country is facing, more and more people are reaching out to food banks.  Ventura County food banks are no exception.  The demand has been high, but the supply unfortunately very low.  It is at times like these that we all need to become more compassionate and humane towards others; more like Jacob Mizraji.

Jacob Mizraji is a 13-year-old Ventura County resident, attending Balboa Middle-school, who decided to aid the hungry in Ventura County.  Jacob has so far donated $500 from his bar mitzvah and plans to do more than just that.  Jacob also plans on painting curb numbers and donating the proceeds to the Ventura County Food Share.

Hero? Maybe to many, but Jacob considers himself an ordinary boy who decided to take matters in to his own hands. Jacob, Ventura County is very proud to have a citizen such as you.

If it Smells; It Won’t SELL!

When selling your Ventura County home, one of the most important impressions that can be left imprinted in the memory of Buyers is something that you cannot see.  That one impression can make or break your home even being considered for an offer; it’s how your house smells.

Do you have dogs or cats?  Are you a smoker?  Do you regularly cook fish or spicy foods?  If you answered yes to ANY of these questions, you need to take measures to ensure that your house doesn’t smell of these offenders.  You may not even realize that your house has any odor because your sense of smell, both physically and mentally, have blocked that odor in your receptors over time.  It’s a proven medical fact.  Just as you would put perfume or cologne on daily, after 15-20 minutes you can’t always “smell” the perfume on yourself, even though those around you can, your nose has become accustom to it.  The same goes for your house.

Here are a few simple and basic steps that should be taken when selling your Ventura County home.

1) Are you, or any member of your household a regular smoker? Unless they partake of their habit exclusively outside, then your house smells of  smoke as well.  Household “fresheners” might help momentarily, but the smell will be deep down in your draperies, furniture and carpeting.  Even walls can be stained from the nicotine of heavy smokers.

  • Get your carpets, rugs and possibly your furniture cleaned
  • Wash all bedding
  • Wash or dry clean draperies
  • Start smoking outside (yes, even if it’s cold or raining)
  • Paint your home with low emissions paint.  Some makers even sell additives that can be mixed directly into your paint before applying in scents such as vanilla and lavender.  The scents last for about 6 months.

2) Cooking smells can linger up to 48 hours in a typical household, even longer if it’s something cooked on a regular basis.  Just as smoke invades every fabric of the house, so do odors of fish, spicy foods, curries, etc.

  • Wash ALL dishes and cooking pans immediately after the food has been prepared.  Dirty pots, pans and plates keep the smell lingering.
  • Clean all cooking and food preparation surfaces as well.  Cooking oil and sauces can splatter as far as three feet away (and up) from the cooking surface.
  • Follow the same rule as if you have a smoker in your household and try to take into consideration when your home is going to be shown or when your next open house is scheduled.  Do NOT cook these foods the night before an open house or showing.

3) Man’s best friend, may not be the Buyers best friend: Remember that there are MANY Buyers who are allergic to your furry friend and you want to remove ANY traces of them when you are trying to sell your home.

Cats:

  • Litter boxes should be cleaned out twice a day and spring for the extra odor absorbing litter if at all possible.
  • Large cat houses should be removed completely, smaller scratching posts should be concealed behind a door or large piece of furniture.

Dogs:

  • Remove all dog beds every time your home is going to shown to a potential buyer.  Even if they have cedar chip fillings, they still smell of  “dog”.
  • Remove food and water bowls
  • If you have a dog that barks (especially if they bark a lot) REMOVE the animal from the premises for the showing.  Take them for a walk while the house is being shown, or ask a neighbor to watch the animal at their home if you are working.  There is nothing worse than not being able  or feeling uncomfortable when opening a door to a bedroom with a barking dog behind it; no matter how small they are.

CLEAN THOSE CARPETS and AREA RUGS!  Even if you think they “don’t need it”, trust me they do!  Get a deep steam cleaning company and ask them to pre-treat your carpets for animals. If you have area rugs, you also need to have them cleaned as well.  Larger rugs may need to be removed from the home for a day or two to be cleaned off-site.  If the smell still lingers up to 1 week after your carpeting has been deep cleaned, you may need to consider replacing it because the odor from urine may have seeped into the padding, which cleaners cannot reach.  Again, ask for an unbiased “sniff test” from your Realtor seven days after the carpets have been cleaned.

Case in Point: Platinum Home Staging, Inc. recently Staged a large Oak Park home which the owner had three small dogs.  Even though they had vacated the property, the entire house still smelled like “dog” and in some rooms, even smelled of urine.  The owner could not smell this herself, but every other person who entered the home COULD.  Even after cleaning the carpets, one room in particular smelled, yet this room was floored wall to wall in marble.  It was the Seller’s area rug which had been soiled repeatedly by her “kids” that was the offender.  Our Staging Professionals removed the rug immediately and replaced it with a brand new rug.  FOUR MONTHS had passed and the Realtor called us asking to remove the Staging, the house had not sold.  Upon our arrival we were appalled to find the stained area rug back in the living room!  Even after four months of being a completely vacant house, the first impression every Buyer noticed was the SMELL of that soiled rug.

Also note: Scented candles and wall plug-ins will NOT take away offensive odors in your home.  Remember the commercial where all you could see were roses and fish falling from the ceiling?  These will only mask the smells, not remove them.
