The Dining Room; Needs to be the Dining Room

How you live in your home is your business,   but when it comes time to sell your Ventura County home it becomes the business of every friend, Realtor, Broker and Buyer who walks in your front door  or looks at your house on the Internet.   As a Seller, you need to understand that how YOU live in your house is NOT how the next person is going to envision themselves living in the same space.

Case in point: Although many Buyers today request an “open” floor-plan a VERY important amenity to Buyers is still a formal dining room.

Never mind that YOU, the Seller, use that “room” as your office, or as a second living room or even as a place to put the pool table.    Never mind that YOU, the Seller, prefer to eat your meals at the kitchen counter or in front of the TV.   BUYERS want to envision family gatherings during the holidays and for birthday parties, anniversaries and baby showers. The last thing, as a Seller,  that you want to hear cross the lips of a BUYER is, “So, where do we eat?”

I was asked to write about what I know best…the theatre in Ventura County.

I have been involved with the Ventura County Theatre Scene for 25 years now and have worked with and/or seen productions from every theatre in this county from professional (those with Equity contracts) to “community” theatre (or as I like to call them “non-union” theatre) to college (there are some really quality college productions with some great up in coming talent) to high school (the same goes for this category as well).  Within this column, I will try and communicate and notify everyone about what is coming up in the area…all of the choices…as well as, when I go to see a production, I will let you know how I feel.  AKA a review.

Pretty simple.

So, for the first column…allow me tell you about an organization that started out from the need for communication.

A few years back, the local theatres were very separate…it was a dark period in our history.  There were overlapping seasons…constant rumors about each other…no accountability…it was dark.  But then, in February of 2007, two people (Leslie Nichols and Frank Malle) had the bright idea to bring the four major “non union” theatres together…sort of a theatrical summit.  From that moment on, the Four Star Theatre Committee has stood for (as their mission statement states): to promote a spirit of camaraderie, cooperation, and mutual respect among theaters; to honor work done by member theaters; and to gather in a social setting at the end of the season to celebrate our successes).

It began with four theatres (hence the name): Camarillo Community Theatre, Elite Theatre in Oxnard, Santa Paula Theatre Center, and the Ojai Arts Center Theatre.  Last year the High Street Arts Center in Moorpark joined.  Next year…who knows.  I have been involved with them for the past two seasons, and hope to continue with them (in some capacity) for the near future.

Each year, the committee produces the Four Star Theatre Awards (usually held at the Simi Valley Cultural Arts Center).  This awards ceremony is from the previous voting by the committee members of the Four Star (each theatre has 3 representatives).  Three representatives (usually NOT from the same theatre) are assigned a specific theatre to attend, make notes, and at the end of each season, vote on the specific categories to which awards will be given.  Each theatre is competing against itself…rather than “the best of” for the entire community.  It is the “best of” for that particular season at that particular theatre.

It has, so far, brought the theatre community together and has almost cleared up any overlapping seasons and the rumor mill has almost run dry!

At this point in time, the ceremony itself, is held at the Simi Valley Cultural Arts Center and will be on Sunday evening of January 24, 2010 and is by invitation only.  But this writer hopes that one day we will have a facility large enough to hold (not only) the award recipients and their guests, the theatre boards of directors, press, but also the public who the theatre community would be nothing without.

And…scene!

Foreclosure Evictions On Hold In Ventura County During The Holiday Season

According to a report by the California Association of Realtors (CAR) both Fannie Mae and Freddie Mac will delay foreclosure evictions in Ventura County and the rest of the country between December 19, 2009-January 3, 2010 .  The purpose behind the temporary eviction halt by the two lending institutes is to assist struggling families during the holiday season.

Ventura County homes occupied by their owners and tenant occupied homes in foreclosure by Fannie Mae and Freddie Mac will not be disturbed during the time frame stated above.

While some may cynically view this as a Public Relations campaign or Political posturing by these two mortgage giants, for the families that it will benefit, it is a small Christmas miracle. Everybody can appreciate some relief at the end of this very tough year.





Social Media Enhances Ventura County Real Estate

Social Networking

For the past few years I have used social media as a tool to build, enhance, and promote my real estate business.  Like any other new adventure in my business, social media had a slow but tangible impact.  These days I not only use social media as a tool to grow my business, but also as an instrument to expand my networking all over the country and especially right here in our own Ventura County.

In an article by Lisa McKinnon of the Ventura County Star titled “Local businesses put social networks to work” the power and influence of social networking in real estate and other industries in Ventura County has been well defined. You can read the whole article on the VCStar.

I have met, worked with and often befriend many great people using my online connections. My business has flourished and continues to grow as I use the social media tools in ways that are beneficial to my real estate business and my clients.
